Frequently Asked Questions (FAQs)

What is included in strata management services?

Strata management services typically include managing administration, facilitating meetings, overseeing insurance, coordinating common property repairs and maintenance, financial management, including setting budgets, levy administration and record keeping.  Managers also progress the management of complaints, guide legislative compliance and offer advice to help the owners corporations meet the broader needs of their building and community. The exact scope can be tailored to what your owners corporation needs and is reflected in the management agreement.

Fees are tailored to the size and complexity of your property. A residential block will need different support to a mixed-use or commercial development. Fee structures also vary. Some properties opt for an all-inclusive fixed fee, while others choose a lower base fee with additional charges applied only when extra services are required.

Changing strata managers usually involves reviewing your current agreement, passing a resolution at a meeting and giving the required notice to the current manager. This is then followed by a transition process that transfers records, financial information and key documents to the new manager.  We can help you with this transition to ensure minimal disruption for your owners corporation.

Look for experience, responsiveness, and local knowledge. Committees value clear communication, transparent processes, and a manager who truly understands their property type and needs.
