Louisa Herbert was born to be an Owners Corporation manager. In 2011, she bought into MBCM Strata Specialists Box Hill, the family business, with her parents Bernie and Trish Herbert, who had worked in the industry for 17 years until their retirement in 2014. Louisa and her business partner, Charlie Xu also acquired MBCM Strata Specialists Hawthorn.
 
Louisa has built upon the foundation created by her parents and is now the leading owners’ corporation manager in the area, with a reputation for unmatched customer service and owners’ corporation knowledge.

In 2019, Charlie Xu joined MBCM Strata Specialists Box Hill with business partner, Louisa Herbert and later they acquired MBCM Strata Specialists Hawthorn. Charlie is responsible for managing and developing growth strategies locally in Box Hill and Hawthorn with reliable strata management solutions. Charlie is one of Melbourne’s most well-respected and well-connected businessmen within the Box Hill, City of Whitehorse region. Prior to MBCM, Charlie has held various senior leadership appointments. In 2020, Charlie was awarded the Medal of the Order of Australia (OAM), in recognition for his services and leadership within the Chinese community of Melbourne.
 
Since 2006, Charlie has been a member of the Rotary Club of Box Hill Burwood and has recently been appointed the running President of 2022. Outside of both professional and community work, Charlie is a proud father of three boys and enjoys spending quality time at home with family. Charlie has a very strong reputation for delivering excellent customer service and has a great understanding of the needs of property developers. It is this understanding which has made Charlie the first point of contact for all smart property developers in his area.

Out of Hours Emergency Details

Owners are advised that in the event of an after hours emergency situation (particularly a plumbing, electrical or glass breakage) that they may call the maintenance company, The Scotia Group. The Scotia Group provides an after hours emergency service and can be contacted direct on 1300 726 842. (Please note, this number is an after hours emergency number and should only be used between the hours of 5.00pm and 9.00am). The Scotia Group is experienced in handling all types of Owners Corporation emergencies and will respond accordingly. For emergencies during normal office hours, please contact our office. Please note, Owners will be required to accept responsibility for charge(s) if the emergency is a unit owner responsibility and not that of the Owners Corporation.
